A Business Built on Manufactured Housing Experience

Our company began in 1978 as Binders Mobile Home Service, founded by Richard L. Binder Jr. The business originally serviced mobile home plumbing, electrical, and heating and cooling systems. Over time, it expanded into manufactured home setup and other housing projects.

That hands-on background gave the company experience with the systems and installation methods used in manufactured housing. In 2007, Binders qualified as a third-party inspection agency.

Today, under William Binder’s leadership, Binder’s Inspection Agency LLC provides specialized inspection services across Ohio. Our work includes third-party installation inspections associated with the Ohio Department of Commerce, along with inspections of existing manufactured homes. Learn more about our company.

FIND THE RIGHT INSPECTION

Our Manufactured Home Inspection Services

The inspection you need depends on your property and the reason for the evaluation. An installation project, a home purchase, and a lender’s foundation documentation request can involve different inspection services. Contact our office to explain your situation before scheduling.

01

State Installation Permits

We help clients navigate Ohio’s manufactured home installation permit process. Before arranging installation work, contact our office to discuss the application, installation plans, and documents needed for your project.

Our Forms page provides a permit application, installation checklist, and site-plan documents for manufactured homes in parks or on private property.

02

Footing Inspections

Footings provide support beneath a manufactured home. Our footing inspection service, listed as Footer Inspection on our website, addresses this part of the installation.

Footing inspection is one of Ohio’s required manufactured home installation inspection stages. Contact our team to coordinate the inspection with your installation work and discuss what must be ready for evaluation.

03

Electrical Inspections

We provide electrical inspections for manufactured housing to evaluate electrical safety and applicable requirements within the inspection scope.

Electrical inspection is also a required stage of an Ohio manufactured home installation. Let us know whether your request concerns a new installation or an existing home so we can discuss the appropriate service.

04

Structural & Mechanical Inspections

Structural and mechanical inspections help evaluate relevant components of an existing manufactured home and identify concerns within the requested scope. These inspections can provide useful information for owners and buyers who want a better understanding of the property’s condition.

Tell us about the home, any specific concerns, and the reason for your inspection so we can discuss the evaluation suited to your situation.

05

Certified Foundation Inspections

We offer certified foundation inspections to evaluate manufactured home foundation systems. These inspections may be requested during a purchase or refinancing transaction when a lender needs information about the home’s foundation.

If your lender has requested foundation documentation, share those requirements with our office before scheduling so we can discuss the requested inspection and documentation.

OHIO INSTALLATION REQUIREMENTS

Understanding Ohio Manufactured Home Installation Inspections

Ohio requires manufactured home installation plans to be submitted to a certified inspection agency and an installation permit to be issued. Before occupancy, the installation must pass footing, electrical, and final inspections and receive an inspection seal.

Contact us early in the installation process to discuss your project and inspection scheduling. Our Forms page provides documents to help prepare your application and organize installation information.

Installation compliance inspections serve a different purpose from general condition inspections requested during a property transaction. Let us know whether you are installing, buying, selling, or refinancing so we can discuss the relevant service.
